This workshop is geared for investment professionals that want to understand the entire investment lifecycle from acquisition through disposition with a focus on the retail sector.


Overview

The program will be presented in modules, emphasizing key periods in the life cycle of an owned asset

  • Acquisition (25%)
  • Disposition (25%)
  • Property Management & Leasing (30%)
  • Asset Performance (10%)
  • Fundamentals (5%)
  • Asset Plan (5%)

The instructor will use a variety of teaching techniques to cover these topics including lecture, discussion, question & answer, examples and case studies.

A class notebook with copies of class slides (.ppt) and case studies will be provided to all participants.

This program is not intended for those whose primary interest is in learning about land use planning and ground-up development.

Schedule

The program will be presented over six weeks, every Monday evening from 6:00 pm – 8:30 pm beginning March 7, 2011 through April 11, 2011.

Class Size

The number of participants allowed for this course is capped. Max class size will be 20 students.


 

Syllabus

The value of a piece of real estate can be made (…or lost) after acquisition and until disposition. This program focuses on the concepts, skills and tools needed to be a successful owner of commercial real estate with a primary focus on retail:

Determine a business plan and strategy for positioning the asset to maximize value

  • assess market, leasing, operations and capital issues
  • identify key asset issues and considerations unique to the asset
  • spot potential opportunities to improve the bottom line
  • evaluate alternative approaches
  • develop key initiatives and determine action items to address issues

Direct the ownership transition

  • build the foundation
  • recognize start up issues and pitfalls
  • establish operating protocols

Manage the property to mitigate risk

  • source & select the asset management team
  • identify key providers of goods, services and expertise
  • establish terms and conditions for providers
  • manage performance of service providers vs. established targets and goals

Assess progress and results

  • determine what to measure and manage
  • continally assess the market and trends
  • fine tune the program

Oversee the disposition process

  • establish exit strategy
  • team with broker
  • develop marketing program
  • evaluate offers

 


 

Professor

Marcia Rubenstein is a commercial real estate expert and draws on over 25 years in the industry. Her experience is broad and deep, with a particular emphasis on real estate asset and investment management. During her career, she has helped corporate, institutional and entrepreneurial clients enhance property value and utilize real estate assets more effectively to achieve overall business objectives. Her work has focused on retail, office, parking and multi‐family residential real estate, and corporate operations.
